A careful refurbishment of historic windows doesn’t begin with dismantling – it begins with observing.
The first and most decisive step in any conservation process is to understand what exists: its structure, its condition, and the implications for both preservation and practical use.
At Schreinerei Eigenmann, our condition surveys provide a precise and reliable basis for restoration planning – from individual protected buildings to extensive property portfolios.
Clarity instead of assumptions
During the on-site inspection, each window is systematically recorded and photographically documented. This includes a detailed survey of all components – from construction type and existing fittings to glazing, seals, and surface finishes – as well as documentation of the various types of damage.
The subsequent categorisation of the windows according to their original construction, the dimensions of their profile cross-sections, and their classification into condition categories provides a clear overview of the current state.
Where necessary, samples are analysed in a specialised laboratory for potential pollutants.
Paint analysis as part of the story
A key component of our condition surveys is the analysis of surface finishes and the investigation of historical paint layers.
To this end, we take material samples on site, prepare cross-sections, and reconstruct the layer structure under the microscope. For delicate or glazed surfaces, we create stepped exposure samples (“colour staircases”) to protect the sensitive historical fabric. Solvent tests help determine the binding agents of the various paint systems, enabling us to plan appropriate restoration measures.
By comparing multiple samples, we can draw conclusions about the original colour scheme of a building element – particularly important where heritage authorities require a reliable statement on the historic finish.
The findings of these investigations provide the foundation for planning further conservation and restoration work.
Damage, documented –
not guessed
All damage is systematically recorded and compiled in a damage catalogue. For larger buildings, a comprehensive condition map is also created This side-by-side comparison enables a holistic assessment of the preservation state and provides valuable insights into potentially necessary immediate interventions, the use of preventive protective measures, priority areas within the building, and the depth of intervention required for planned restoration works. It also serves as a foundation for developing a long-term maintenance strategy to ensure the sustainable upkeep of the windows after restoration. This approach ensures that resources are directed precisely where the need for action is greatest.

From Survey to Concept
Based on the assessment of the existing structure and its condition, we develop a tailored restoration concept specific to the building. This includes outlining various options for energy upgrades.
Depending on the requirements, we propose solutions with different levels of intervention – ranging from full-scale restoration to gentle conservation or careful repair of the historic fabric – always taking into account technical, economic, heritage-related and safety considerations.
Preliminary Cost Estimate and Cost Analysis
Drawing on the findings of the condition survey, we prepare either a rough estimate of effort or a detailed cost analysis – both of which are valuable planning tools, especially for larger-scale projects.
Not just a report – a partnership
The condition survey does not end with a report. It marks the beginning of an ongoing collaboration with our specialists. We provide expert guidance to architects, property owners, heritage officers and public authorities in selecting appropriate restoration measures.
Our detailed surveys also provide a foundation for tendering and procurement. Because clear data leads to better project control – and better outcomes.
